Commercial Cleaning for General Contractors
LPJ works as your closeout subcontractor: final clean and interior paint under one contract, one point of contact, and a schedule built around your CO date. One coordinated sequence instead of three subs to chase.
At closeout the schedule is everything: the CO date is fixed, the punch list is open, and the trades are still finishing. A cleaning sub who works on their own calendar is one more thing between you and the date. We built this side of the business the other way around, as a closeout partner that treats your turnover date as the fixed point and sequences around it.
Four of the five build-outs we most often point to were exactly this: a general contractor's project where LPJ did the interior paint and the final clean together, on one contract. That is the wedge. Not that any one of these services is hard to buy, but that buying them separately means coordinating separate subs against the same immovable date, and hoping their sequences do not collide.
One contract for the close
Final clean and interior paint on a single agreement, with floor care, interior window cleaning, pressure washing and debris removal available on the same one. One agreement to manage instead of a stack of separate subs to coordinate. COI on request.
One point of contact
One account manager who owns every scope we run on your job, so there is never a question about whose line a request falls under, and no routing between vendors when the date moves.
We work to your schedule
We are generally the last cleaning trade in. We plan around the trades still finishing, and we build the schedule around your CO date, re-sequencing when it shifts. Five days' notice lets us staff correctly and walk the scope.
