Window Washing in Chicago
Streak-free commercial window cleaning for buildings of every height
Clean windows are one of those details that tenants and visitors don't consciously notice — until they're dirty. Streaked, spotted, or film-covered glass makes even a well-maintained building look neglected from the street. For retail properties, dirty windows directly impact foot traffic and sales. For office buildings, they affect tenant satisfaction and lease renewal conversations.
LPJ Services provides professional window cleaning for commercial properties across the Chicago metro area — from single-story retail storefronts to high-rise office towers. We handle interior and exterior glass, frames, sills, tracks, and screens using techniques and equipment matched to your building's height, access requirements, and glass type.
Equipment and methods
We deploy different techniques based on building height and access: water-fed pure water pole systems for buildings up to 4-5 stories (no lifts required, faster execution, lower cost), boom lifts and swing stages for mid-rise buildings with limited roof access, rope descent systems (rappelling) for high-rise exteriors where swing stages aren't practical, and traditional squeegee service for interior glass and ground-level storefronts.
Our water-fed pole systems use deionized pure water that dissolves minerals and dirt on contact, then dries spot-free without chemical residue. This method is faster, safer (no ladders or lifts for low-rise work), and produces a cleaner result than traditional methods on exterior glass.
Safety and compliance
High-rise window washing is inherently high-risk work, and we treat it accordingly. Every crew member is OSHA-compliant, fall-protection certified, and trained on the specific access equipment used on your building. We carry full workers' compensation, general liability, and umbrella coverage. We provide certificates of insurance and safety documentation for your building's risk management files.
Before any high-rise exterior work, we conduct a site safety assessment that covers anchor point inspection, weather protocols (we do not perform high-rise work in winds exceeding 25mph), pedestrian protection zones at ground level, and equipment inspection logs.
Scheduling and frequency
Most commercial properties maintain windows on a quarterly or semi-annual schedule. High-visibility retail and hospitality properties often require monthly service. We work with your building management to schedule around tenant events, construction activity, and weather windows — particularly important in Chicago where lake-effect weather can disrupt exterior access for weeks at a time.
All scheduling, completion status, and weather rescheduling is tracked in your client portal. If a session is rescheduled due to weather, the portal updates automatically with the new date.
Scope beyond glass
Our window washing service includes frame and sill cleaning, track and channel clearing to maintain proper drainage and operation, screen removal, cleaning, and reinstallation, hard water stain removal and mineral deposit treatment, and bird deterrent assessment (we can recommend and install bird spike systems for problem areas). For properties with extensive glass — curtain wall buildings, glass atriums, sky bridges — we provide annual glass condition assessments that identify potential issues like seal failures, mineral etching, and coating deterioration before they require expensive replacement.

Frequently Asked Questions
How often should commercial windows be cleaned?
Most office and commercial properties clean windows quarterly. Retail storefronts and hospitality properties often require monthly service. Buildings in high-pollution or construction-adjacent areas may need more frequent cleaning. We recommend a frequency based on your building's exposure and tenant expectations.
Do you wash windows in winter?
We perform interior window cleaning year-round. Exterior cleaning is weather-dependent — we avoid sub-freezing temperatures and high winds. In Chicago, exterior service typically runs March through November, with interior-only service during winter months.
Are your crews insured for high-rise work?
Yes. We carry general liability, workers' compensation, and umbrella coverage. All high-rise crew members are OSHA-compliant and fall-protection certified. We provide certificates of insurance on request.
Can you clean interior glass partitions and atriums?
Yes. We clean all interior glass — office partitions, conference room walls, atrium panels, glass railings, and lobby feature glass. Interior work is scheduled during or after business hours based on your preference.
